I-Inventory — Film a property on a phone; get an inventory where every finding cites its frame.

Property inventories from a phone walkthrough: a room-by-room inventory, a check-in baseline and a check-out comparison, with every finding citing the frame it was seen in. Currently in build with early users.

The problem

Deposit disputes are usually decided on evidence, and paper inventories rarely show what a room looked like on the day.

What we built

A capture app that works offline on site and a console that turns the walkthrough into frame-cited findings, the same report shared with the tenant, and deposit-scheme-ready evidence packs.

What it does today

Being built with early users: a room-by-room inventory, check-in baseline and check-out comparison, with evidence packs ready for the deposit scheme.

— Under the bonnet

What makes a product like this hard to build

  1. 01

    Offline capture on site

Properties often have poor signal. The capture app has to record, store and queue a full walkthrough with no connection, then upload reliably when it's back.

  2. 02

    Check-in vs check-out comparison

Matching the same room, wall and fixture across two visits months apart, then deciding what's new damage and what's fair wear, is the core of the product and the hardest part.

  3. 03

    Frame-cited findings

Each item in the inventory links to the frame it was seen in, so a deposit deduction can be answered with evidence rather than a description.

  4. 04

    Reports both sides trust

The tenant sees the same record as the agent, and the evidence pack has to meet deposit-scheme expectations for format and completeness.

— Estimated build cost

What a build like this costs

£85,000–£130,000

Property inspection and inventory app · indicative range for a comparable build

Sized from the codebase we built: 90k lines of production code, 53k lines of tests, 176 database tables, 189 API routes.

A product like I-Inventory is a bespoke build, not a template: most of the cost is in the hard parts above, plus testing against real data before anyone relies on it. Where your version lands in the range depends on the factors listed here. You get a fixed price once scope is agreed — usually after a short discovery sprint. Hosting and AI model usage are billed at cost on your own accounts.
